Spring Market

I know that it wasn't realistic to expect a massive boom in the number of properties going on the market this spring, but I'm genuinely shocked by how few properties are available in my area. Is this pretty much the same across the country? Within a 5 mile area there are literally only 2 or 3 properties I would view, and that includes properties that are on the market for that bit more than I'd be prepared to pay.

There's a few coming on the market where I'm looking but most at inflated prices, above comparable properties which have sat on the market for 6 months or more. It'll take several months and several price reductions before they become realistic.

Yes, I'm rather sorry I didn't put a house I'd like to get around to selling sometime on the market this spring.

I renewed the tenant's lease for another year and I'm regretting it because if it was up for sale right now there would be nothing to compete with it.

    I can wait.

The housing market remains lodged in the doldrums, with the mismatch between property supply and demand leading to the biggest rise in unsold stock since May 2007, according to an analysis of estate agents' listings.

The latest April Rightmove House Price Index shows that the asking price of an average home climbed £134 a day in the last month, a jump of 1.7 per cent to £235,822. But increased seller numbers have not been matched by an increase in purchasers' ability to buy, the property website warned in the report published today.
It says new sellers are being "over-optimistic" in a month which saw the average unsold stock per estate agency branch climb from 70 to 74 properties. "With buyers still struggling to raise the necessary finance, the net result has been the biggest jump in unsold stock on agents' books that we have recorded in nearly four years," Miles Shipside, the director of Rightmove, said

There certainly seem to be gaps in the market where we are. When our vendors started messing us about we were tempted to pull out but haven't seen anything else we want to buy. It seems there are lots of ex-rental properties coming on the market (perhaps Landlords are shedding properties?) and also much larger houses than we want (perhaps people downsizing because of cutting back) but in the middle range there doesn't seem to be much.

There is very little in our price range coming onto the market. There's quite a lot on the market already but most of it's been sat there for 6 months plus.

Very little in the area I'm looking at. Put in two offers so far, one 93% under asking and one 92.5% under asking, both rejected. One hasn't been on that long and the other.. suprisingly  .. is still on 2 months after we offered.

Lack of supply seems to be holding the asking prices high and sellers reluctant to lower their prices.

Never judge a book by its cover. A home is what you make it. I always view a property with potential in mind.

We keep checking the market even we're in the conveyancing process. And we don't see many properties up for sale. EA keep refreshing the old stock or new ones come up at higher than before prices.

still very little being built as far as i can see by the big construction firms compared to previously - I just dont think there is the surplus there once was - hence why very little property on the market - the Buy to letters seem to still be doing ok from renting their properties out. Who knows what will happen once the new legislation starts to take effect & less NIMBYers will be able to oppose construction of decent numbers of new builds.
