Oh I've just checked my email and she has replied:
"Dear XXX
Thank you for your email. I think there has been some misunderstanding along the way in both of our emails. I have not yet spoken with your landlord but he has purchased the property as an investment so it is unlikely that he would want you to leave.
I am out of the office tomorrow but I will speak with him on Wednesday when I am back in the office. Once I have spoken with him I will update you further on his response."0 -
Sorry but it's not irrelevant to check if a tenant has already been given notice in the case where wording used is veiled as that is just the response I'd expect from someone encouraging a tenant to stay whist keeping any S21 valid. Hopefully the OP doesn't have a "live" S21 but it was still worth checking as the OP is unfamiliar with the S21 process it's worth making sure he/she is still entitled to proper notice.But all this is irrelevant. The indication is that the LL wants you to stay. The wording in their email seems, as people have said, veiled. But then we haven't seen yours to which they are replying.0 -

However generally speaking it is always worth a tenant checking to see if they were served a S21 that perhaps they didn't recognise at the time (e.g. when busy moving in) or have forgotten about. This routine serving of S21s (typically done near the start of the tenancy or renewal) as a precaution while hinting the tenant can stay is simply a way of a landlord or agent getting the notice period out of the way such that if they later decide they want the tenant to go they don't have to wait two months before starting possession proceedings. The hint the tenant can stay is needed otherwise the tenant might move out when the S21 asks, write openly the tenant can stay and it calls the validity of the S21 into doubt. If you want to see previous examples you can search this forum for Sword of Damocles which is what this little ruse is nicknamed.
As you were served a S21 at the start of your tenancy it looks like your agent does operate something along these lines but fortunately they haven't served new a S21 after you last renewed.0
