What percentage of flats are BTLs?

    See below.....
An estimated 40,000 one and two-bedroom flats in city centres, in complexes of 25 flats or more, have been built in Britain since 2000. Of these, 70 to 90 per cent have been bought by investors, rather than owner-occupiers.

Did you even read that article? It refers to flats built since 2000, and makes no reference to any built before then, and also only those in 25+ unit complexes.

Both those rule out the block of flats which I live in (built 1989, 12 units) of which 10 out of the 12 are OO.

Yes I did read the article - how on earth do you think I was able to extract quote for you?

I provided you with an estimation of 70-90% BTL ownership of 40,000 flats built since 2000. You live in a 1989 block of 12 with ~80% OO. So who's right?

As a percentage, what does the 40,000 flats in complexes greater than 25 relate to in the overall scheme of BTL properties.

Certainly in my VI area, it must be a minute percentage.
Most flats in my VI area range between 4 and 10 flats in a building.

    80% of 40,000 is 32,000.
Last I recall from the CML, there were 1.1 to 1.2 million BTL mortgages, which doesn;t included rented property owned outright.

At best, your 32,000 is 2.9% of the 1.1 million

We're talking about flats specifically. Are those 1.1-1.2 million BTL mortgages on flats only?

I would guess definately not, but then I do not have the exact figures.

I do know that there is a greater likelyhood and proof that houses have been converted into flats for the purposes of renting.

Since you are being specifically about flats since 2000, of which only approx 20% (8,000) were not BTL, what properties were the remainder of the FTBer's buying for all their transactions since 2000?

Society has indeed expected more as time has passed by and unfortunately, there is a need to revisit what is achievable.

Here's the latest statement on BTL from the CML

I love how the bulls posing all the questions, ask for specific figures...and then tell us about their very own experiences based on assumptions and guesses, as to trump the figures.

Similarly, your opinions are also limited to your direct experience.

Good to see that you also like to generalise. ;)

Some flats are built to a good standard and represent a good value and some are not, that is a fact not an opinion.

It is you not me who is making sweeping generalisations.

  • I'd call having neighbours on 5 sides of a cube communal living. Shared landings, stairs, front door etc.?

I don't know about you, but I don't actually do any of my living on stairs or corridors.

I live in a flat. Neighbours on two sides - upstairs and downstairs (one flat per floor). So the same as a house, really.
