Renovation Work - No Regulations - Advice Please

    Ok it may be stating the obvious here, but was the partition load-bearing, if not then building regs are not required for its removable as it will not have any effect other than cosmetic. Also you mention they have signed something stating no removation work since 1988, could this genuinely be when the partition (if it were load bearing) were removed? And all they have done is re-plaster?

    With the windows, this is also fine, you are allowed to replace windows without permission, people replace windows every day!.

    No-one has mentioned it so far, but the above are the actual considerations you need to take on board before worrying.

    No, the windows are considered to be part of the building. They're owned by the leaseholder, but replacing them means getting freeholder approval first so that you don't ruin the building aesthetically.

    In the lease, there is a floorplan, which shows the wall in place as at 1988. Since then, it has obviously been demolised. Whether or not it is load bearing, I don't know. It's got a beam across so is probably ok, but I would still have thought building regs would be needed. At the very least, freeholder permission is required as stated in the lease.

    We sought writted permission before completion on the work we wanted to do.

    We plan to make the seller get the written permission before we exchange contracts.
