Presumably because they are an accidental and/or amateur LL who doesn't understand their rights and obligations....I'm a retired employment solicitor. Hopefully some of my comments might be useful, but they are only my opinion and not intended as legal advice.0 -

Just like landlords, you only hear about the bad ones. Thankfully, most landlords and tenants are decent people.
One side-effect of the credit crisis and stagnant house prices is an increase in the number of reluctant landlords. There should be some kind of compuslory registration scheme IMHO.

I found this thread on Google, so I have noticed its an old one, but my mother has a similar problem, although it is not the boiler which is broken, but they say the pipes leak in the kitchen and have ruined lots of electrical items. (the tenants are in the process of being evicted as only paid first months rent, then non!) my mother was very generous on them as they had small children, but the just thought they could live there for free, now they are contesting the eviction saying the property had outstanding repairs since they moved in (there was none). But they say they have photographic proof of the damage, but have repeated refused access to the property so anyone can have a look to see if there is problems or not. Neighbours say the police are around by the minutes!0
