The pedantry is strong in this one!

You say pedantry, I say attention to detail.

Have a look at Mouseprice.com they seemed to be far more accurate than any of the other pricing websites in terms of what local values are.

OP - thought about getting a local EA in to value it and also looking online to see what properties are selling for in your area? ;)

I would suggest asking 3. Then taking a balanced view.

On the plus side, there won't be any Capital Gains Tax to pay if it's less.

Better to make a profit and pay tax. Than not make a profit at all. Unless the venture was intended to be charitable in nature.

Based on the Halifax regional house price indices, the drop from peak to the first quarter of 2011 is:

    Scotland: -17.9%
    Wales: -18.6%
    Greater London: -20.7%
    South East: -13.8%
    East Anglia: -20.2%
    East Midlands: -19.6%
    South West: -13.6%
    West Midlands: -20.2%
    North West: -19.6%
    Yorks & Humberside: -20%
    North: -27%
    Northern Ireland: -49.9%
    UK: -18.4%

But, as other have said, it depends on what and where the house is.
