Not sure how near the house is to the pub's outside space, but suggest you visit late at night. The smoking ban has driven people outside, and pub gardens can be pretty noisy late at night.0

only u can decide if its the one, thats why we all marry different people and also drive different cars just beware country living not for everyone also oil central heating if it has that can be expensive plus noise and country smells from cows etc....,my bark is worse than my bite!!!!!!!!0

Thanks mufi, that's a very valid point...........the pub no longer has a garden as such as that was given over to parking space, but does have a small patio area at the rear which is roughly triangular shaped, the narrowest point being that nearest to what would be our patio. The outdoor seating/smoking area is thus furthest away from the dividing wall as space precludes it from being closer so any smokers would be at the furthest point - but not that far, admittedly - from 'our' patio............and OH can't abide cigarette smoke, even banning his family from smoking anywhere near him :eek:
Unfortunately we cannot really visit late at night, our present house being some 200 miles away................Mortgage-free for fourteen years!

Don't mind the countryside noises and smells myself..........and OH spent most of his childhood in or around the New Forest so we're ok with that side of things - even though I'm a city girl at heart.
Heating-wise, this particular house has LPG - no mains gas in the village - and the other we've offered on has just had new oil-fired heating put in................so either way looks like we're lumbered with an expensive form of heating for the time-being at least

Depend on whether you feel the house is worth that part of the inconvenience? Have you got a link to the estate agent web site I'm intrigued. I would buy if the price is right. No house is prefect.0

If you bought it, at some point you will also be selling it. Have there been lots of people interested in the house? If not, the chances are that there won't be when you want to sell. If the strange arrangement puts most people off the house, you could have a real problem in the future.0

My opinion is that a full and frank conversation between you and your OH would be in order first to get over your views that you do not feel this would be a forever house, then decide whether you could live with the garden as it is.I must go, I have lives to ruin and hearts to break

For what it's worth, I live in a village and don't drive. Luckily we have good public transport, but you do feel cut off when everyone else can just jump in the car. Most shopping gets delivered, but I use the village shop as much as possible for basics; as with the bus it's a case of use it or lose it.
I would worry about the pub. If it's a proper pub it could shut. If it's a successful restaurant, they will not want to leave that space empty. Reselling could be a problem. Most potential buyers are going to run from the problems you are talking yourself into accepting.Been away for a while.0 -
