My investments are self sustainable.
The rent receivedare rapidly repaying the mortgages, well ahead of the standard amortizartion period.
The rental market from how I've read the market is only likely to increase as owner occupancy percentages decrease.
Still, we'll see how it all pans out.
So far, the rent has contributed to an increase in equity from when I bought it and if I didn't invest any further, both are on course to be owned outright in less than 7 years.
Now is a good time to consider buying, it was far more competative when I bought previously.:wall:

The truth is no one really knows what will happen. I shouldn't have thought housing benefit caps would be great news for landlords. Nor do I think that there is such a huge demand from tenants that LLs can simply discharge their social housing tenants and swap them with a private tenant.
Whatever else, its good news for people who have to fund their their rent payments from their own salaries, rather than a bottomless pot of government money. Its a bit galling being outbid for a house by people on housing benefit.0
