Paying Electric survey on my home

Can anyone please tell me if I have to pay for the Electric test on my home please , I paid the hip pack etc a year ago which I know has just been a waste of money , now I'm being asked by my solicitors & the purchasers of my home to pay this extra survey ?
Also I have just paid for mining information £130 from the coal board as the property I am selling had a claim in 1997 unbeknown to me when I bought this property from the council in 2005 , I went to the council who said there could not have been a claim from my address as it was rented from them !!! I have asked to see the report Ive paid for but the solicitors to the purchasers of my home said sorry the report is for our client !!! I have a hundred more questions , can anyone please help . You don't have to. If they just want it done because their survey recommended it, they should bear the cost.
I'd only consider paying if it was the only issue holding up exchange etc.My PV system: South West England, 10x 250Wp Trina Solar panels, Fronius Inverter, South facing roof, 35° pitch with no shading.0 -
Seems they are trying to take you for a mug.
If a property is within a coal mining area the buyer should pay for a coal mining report
If the survey/valuation recommends getting the electrics tested (and I've never seen one that doesn't) the buyer should pay for that if they want to get it done.
What's next? The electric survey says that the electrics are dated and need replacement - and they want you to pay for that too!
Just tell them you are happy to allow access to an electrician to check the electrics but not at your expense.0 -
Thank you for your speedy replies although too late for the electrics luckily a man from the Mining Authority checked the claim out & it was thrown out with no subsidence present , I suspect they will want another report which I will not pay for .
I have also had problem's with my estate agents , who I asked to negotiate a sale on a house about a month ago , I lost the sale due to it being the state agents day off it gets worse , the buyer for my house wanted to move in on the 29th April I found this out 4 days ago when my estate agents asked who my solicitor was to which I answered " you are " I had echoed this while obtaining my mortgage with the the financial advisor who also worked for the same estate agents about 2 weeks ago , so of course the 29th April is off , I have never been so stressed , I thought at the beginning of all this if I keep the selling of my house & the buying of my next house all under the same roof this would be easier even quicker , how wrong I was . I had to sort a huge mess out also after the estate agents of the house I am buying rang my estate agents to find out who my solicitor was & they gave the ladies solicitors name who was buying mine , is it always this difficult or am I just lucky to get these clowns ? regards Elaiyne:(0 -
What do you mean by too late for the electrics? You were given two answers within ten minutes of your opening post, both of which said you didn't have to pay. But you went ahead and did anyway? :huh:0

I've had trouble ploughing through your posts. Try short paragraphs restricted to salient facts and questions.
Are you in Scotland? If not, you don't need to pay for any surveys/tests etc.0 -
ask your solicitor, unless you went cheap and dont have an actual solicitor acting for you. you are paying a lawyer to advise.My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:

The problem was after I posted the e-mail I couldn't find it again , well for a while also I was swept away with reading everyone else's problems on here , fantastic site , The electric check passed anyway although not up to government standards etc which I expected but PASSED , I have one of the top estate agents in the Nottinghamshire area but I don't really want to put there name just in case !!! I was quoted £5,000 to sell my house & buy my next house with all legal work etc , I agree I have been doing all the ringing & I only have a mobile phone so £60 worth of phone calls I hope to take off the final bill , I have never sold a house before and yes I know Ive been taken advantage of but what could I do or what can I do , I did say now theyve realised there error that they had better catch up as I am thinking of putting in a complaint , strange how that got around the office real quick .
