homebuyer report on our property

our buyer has arranged a homebuyer report on our house next week...

what things exactly will they be looking at? will they nit pick at everything?

since buying we have completely rennovated our house

damp proofing
new floor joists and wooden flooring
re-wire
new central heating system
complete re-plaster
new windows
extension
new kitchen and bathroom
new guttering/facsias
some roofing work

surely they won't find anything wrong? but i feel nervous for some reason

also we installed a real coal fire will they go to town on how this was installed check the chimney breast etc? not that theres anything wrong with it!

also the buyer had it valued 3 weeks ago but her mortgage company made a mistake as she had paid for the homebuyers but they didn't do it on that date, so i'm guessing the valuer did value it at the purchase price...what if the homebuyer report says it's not worth the purchase price when the last valuation they did says it was?

    Depends how you quantify "nit-picking". A surveyor is a professional who will wander round with a clipboard, a pen and most probably a voice-recorder of some sort noting the condition of everything they can see. Expect them to want to get into the loft and look under carpets and whatnot.

    If you're confident that all the work you've had done on your home has been executed properly with the appropriate materials and complies with building regs you'll have nothing to worry about.

    Was it installed by a qualified person?
    Do you have a certificate to say it was?


    Regardless of how much you have spent or done on your house there is a natural cap price for each area and street.
