    I'm not sure how it would work with respect to the inventory though - clearly the state of the property when you officially hand it over will not be anything like the condition you received it in. I'm wondering whether this will work in your favour as they then can't claim the mess and condition is caused by you if loads of builders have been in and out. Obviously I'm not suggesting that you trash the place but if you had any concerns that the landlord might try and sting you for loads of excessive/uneccessary charges it might help?
    On the other hand if the landlord is a complete pain he may try and pin the state of it on you - even if the dust/mess was caused by the builders - hmmm.
    You're paying the rent until the end so you can store your stuff etc. He really should wait to paint/decorate until you're out unless he wants to compromise.

    You're not going to be there in the final month, but I presume your deposit won't be released until your tenancy has formally ended. What happens if the decorator spills a can of paint or cuts through a water pipe during works? Insist that your checkout inventory is done on *your* final day, not when the tenancy is formally due to end.

    I think you should also insist your LL needs to return your deposit before his contractors move in.

    He should also reach some kind of agreement with you on the utilities during the final month - make sure LL or LA takes a witnessed meter reading on your last day.

    (You can also take a photo of the reading on your phone and text it to a friend for proof of date/time/reading on your last day).

    If you're not going to be there for the last month, it's not unreasonable to say you're not going to pay for metered utilities beyond your own move-out date.

    It's really very simple.

    Either you are paying rent and utility bills in which case it's still your home and you still have control of who goes in and when.

    OR

    You and the landlord agree a surrender in which case your liability to pay rent and utility bills ends and the landlord and his workmen can come and go as they please.

    Give him the choice but he can't have his cake and eat it :mad:
