If you're cash buyers with £315K rattling around in your pocket, I would have thought another £5k was peanuts. Depends on how much you want the house..................

Well we knew that they already have an offer on the table for 305000 so did not want to go in too close to that.
The house sold a few months ago for 325 but the buyer just pulled out so I think our offer was realistic.
1. How do you know that there was an offer of 305K on the table - did the EA tell you that?
2. How do you know that a few months ago it sold for 325K - again, did the EA tell you that?

I'm with Errata here. ALL depends on how much you like and want the house.
Surely it would be unwise to loose out on a home you like AND can afford simply because the vendor won't agree to reduce the price more than you would like?
But if you feel only lukewarm or neutral about the house....tell the EA that was your best and only offer which is on the table until ( insert time frame).0 -

HOW is it alx2010's responsibility to offer what the vendors want or need.
HOW is trying to negotiate the best price when purchasing something equivalent to "greed"? Bizarre premise.
And who mentioned anything about the sellers "misfortune"?0 -
Obviously it's up to how much you want the house but why not phone up estate agent and say you're going to give it one more go and offer 315500/316k? That way you're not using any inflammatory language but the estate agent knows you won't be going any higher. Odds on they'll get the vendor to accept.I don't have to run faster than the bear.....I just need to run faster than you!0
