online house price valuations

When buying a property and deciding on your offer price, do you pay any attention to something like a Zoopla house price valuation?

  • Why would you pay attention to Zoopla? Do you know how they come up with a valuation? According to them they use a "secret algorithm". Oh yes, I'm sure you do.

    Depending on where in the country you are simply find the 2008 price and knock of 15, 20, 30%. Maybe 50% if you're in Northern Ireland.

    None of them work well where I live, property hasn't flucuated in value much in my area; just risen slowly. The only things I find useful are the actual sold prices of houses in that area and only then when there are enough sales in the area of properties of the similar type in recent history to create a large enough data set. I also find useful is the local council planning website - as often you can find which houses have extensions/modifications so you can account for differences in sold prices. cel x

    Search for 'zoopla valuation rubbish' on this forum - tonnes of comments...! Our house was valued nearly £200k more than we paid!
