Any advice on how to play this?

Hello

We have seen a house we really love. We've been looking at properties for years!!! And this is the first realistic proposition we have found.

It went on the market on Tuesday, we viewed it on Wednesday. We're doing a second viewing tomorrow (Friday)

It’s likely we will want to make an offer

Assuming there will be more viewings over the weekend (people off work etc) is it better to get the offer in before the weekend? But then the estate agent will tell other viewers that there has been an offer, and this might make others put in a higher offer sooner to be proper competition.

Would it be better to wait until Monday to put in an offer, while other viewers are still mulling it over and arranging a second viewing?

Or is it all irrelevant and we should just get in there?

As a bit of background - it's a desirable area, demand outstrips supply, family homes with the attributes this one has are rare, and it is reasonably priced (v unusual for around here)
It is on at £210k. We would love to get it for £200k, but realise with all of the above and the fact that it's not been on the market long we might be pushing it

    We saw a house that had only been on the market for a week and that too was in a popular area. We had already lost out on one house that we liked, so didn't want to faff about this one. The only advantage was that it needed a lot of work, and we were hoping that it may put others off. We saw it on a Saturday morning, arranged a second viewing Sunday and then put an offer in Monday. :)

    We asked that the house be taken off the market and this was agreed when our final offer was accepted.

    I think you should go in a bit lower though - start at £205k and go up a little bit at a time :)
  • You don't say what position you are in or how proceedable you are. Sometimes that is more important to a vendor than your offer. The important thing is to decide what the house is worth to you, then make your offer. I would offer a bit lower and then you have the opportunity to go up a bit. Remember that you may be able to renegotiate when you get your survey results. Good luck.
