    You could ask the lender for a quote for a full structural survey but I expect it would be quite high.

    I got quotes online and they ranged between £286 and £425 for a 3 bed detached (North West).

    If you did arrange your own you would still have to pay for a standard valuation with the lender.

    I would say it is worth getting quotes off both and seeing how much it comes to. It may be that paying seperately actually works out cheaper but at least then you'll know.

    Read the lease! But you are probobly equally responsible for repairs up and down

    Has the conversion and reffurbishment both got all required Building Regulation certificates? That at least give some indication of quality, but only relating to the specific works done.

    Access upstairs for the surveyor is certainly better if it can be arranged.

    Often getting the Lender's surveyor to do the full survey at the same ime as the Valuation is cheaper (his travel time is already paid for and there is overlap on the wok), but shop around and chek.

    Use a RICS surveyor.

    Glad you've managed to get it cheap.

    Our bank wanted £340 for basic survey and to upgrade to a homebuyers was £570. We went with a product that had a free standard valuation for existing customers so in the end we have only paid £300 for a full structural and got the basic val free. As it would have cost us the difference of £230 to upgrade to homebuyers I think this was a bit of a bargain.
