Plastering and painting quotes

                    These related to a two-floor flat, total floor area of the living room / kitchen plus 3 bedrooms is about 1,100 sq ft. The ceilings are pretty high - 11.5 ft in all rooms. All prices given are incl. VAT. What do you all reckon to these?
The Lounge / Kitchen area ceiling is uneven and flaking in areas, which do not look good given that this is a big, visual area, also yellow staining is evident.
[note - ceiling is about 70 sq. metres in total]
1. To plaster skim the entire ceiling, £ 1, 250, 00.Price
includes the supply and use of Bandstands and scaffold boards.
2. To prepare the ceiling, removing defective paint and pre sealing yellowed areas using a suitable Damp / Stain Block, £350
[note - there is one set of double doors leading to a fire escape, and 4 metal windows, each 7 ft high and 4 feet wide]
3. Metal crittle windows, and pre painted doors are to receive 1 x oil based undercoat, followed by 1 x coat of oil based Gloss.
£1, 700, 00.
4. Ground flr, all Bedrooms / Staircase / 1st flr. (Not including Bathrooms)
Ceilings and walls throughout the flat are to receive 2 x coats of a vinyl matt emulsion, (3 x coats in the Lounge / Kitchen).
All ceilings and walls would be filled / plaster, prior to decorations.
Ceilings in the bedrooms are in need of plaster skimming in certain areas, mainly the centres where deep shall owing have occurred.
Some wall areas showing signs of severe yellow staining, due to previous water penetration, are to be treated using a suitable Damp / Stain Block.
If the emulsion chosen is to be of a knocked up colour, or is a designer’s product, IE, Farrow and Ball, a further charge would be required as these paints are expensive, and there are large areas of ceilings and walls to cover.
£ 4, 200, 00
5. The removing of the white emulsion on the large brick wall in the Lounge using hot Airguns.
£900. We cannot guarantee that all of the white paint can be
removed from the brickwork.
6. If this large brick wall is to remain painted, the cost of applying 2 x coats of vinyl matt emulsion is: £400.
7. The wooden frames on the ground floor area are to receive 1 x coat of white undercoat, followed by 1 x coat of white Gloss.
