    hmmm there is no way we would be able to get that much, unless my property sells for way more than expected.

    My boyfriend has a flat with a joint ownership scheme (L and Q) and you have to use their recommended surveyor and estate agents, you can't use who you like. It might be different for you but I'd have a look before you pay out any money

    what about your gf moving into your place? then the two of you saving hard for a deposit?

    it sounds like you're in a similar position to how i was bout 15 months ago, wanting to move but then getting the realisation that you need huge amounts of ££ to be able to! im having to stay put just now until i have saved enough. its not fun, but necessary.

    Maybe, maybe not. It is possible to raise 95% mortgages still. I believe Skipton BS are the latest to rejoin this market.
