Urgent Help needed for tenants. - landlord insurance

Right after viewing a property to rent a 2 bed maisoneete in Worthing my girlfriend and I were in agreement it was for us. It had a nice size bedroom and bedroom 2 ideal for my study (as from June I will be working from home)
We were told to secure it, to be quick and get back to the letting agents shop front with £200 to secure it. So we did.
Then we were told to get tenants contents insurance, we did and I gave the printed certificate as well as our IDs in the very next day.
Then I failed the credit score. She didn't so were advised we would need a guarentor. No probs her dad earns much more than the 2 a monthly amount they required, he signed and filled in the papers and sent them back immediately.
We were told this will be fine, if we find one (which we clearly did) There would be no probs
I then booked a BT phone line to be installed, as well as the aforementioned contents insurance, TV license set up, Broadband as well as a two piece sofa set to be deliverd the day of the move from littlewoods, ditto bed and x amount of kitchen ware.
Now as we have cats the bstards wanted:
8 weeks deposit - £1385 - I paid it
As well as:
£200 holding fee (as mentioned above)
290 Our credit Checks - I paid
£68 VAT - Paid
&750 month rent - paid
£197 8 days early entry rent - Paid
TOTAL - £2740
NOW, this was all done and dusted 2 plus weeks ago, my girlfriend got a call late this eve from the lettings agent saying the bloody landlady who is in South Africa has now asked for landlord insurance on us thanks to my credit score.. Now apparently my score was soooo low she could not get this taken out. Bottom line we can't have the place and are due to move in a week tomorrow.. Now I tried calling them when she called me (in tears) but nothing..
I am going to the lettings agency tomorrow (having to miss work) what the hell can I say and what can I do???? - I am pacing up and down just waiting fro 9am...

As well as:
£200 holding fee (as mentioned above) Who's getting this - LL or Agent? Query if it's being kept and by whom.
290 Our credit Checks - I paid has been used to provide a service
£68 VAT - Paid What's this vat on? It's more than 20% on the credit check fees
&750 month rent - paid should be refunded
£197 8 days early entry rent - Paid should be refunded
TOTAL - £2740

The LL Insurance must be for failure to pay rent (can't be general buildings); You could offer a bigger deposit (if feasible), that might sway the LL to allow you in. :cool:0 -
thanks so much Real. Well the crux is we need to get in there, just have not got the time to flat hunt..... So I need her to say YES!
Already paying 8 weeks deposit which is ludicrus, theres not an awful lot more left in the pot.
Surely our guarentor, clean credit, wealthy, good salary, would encumbass the need for this??0 -
Has your guarantor been credit checked by the same company as you & your partner? Rent guarantee insurance is offered by the company who does the credit checking & referencing, & only offer it to the landlord if you pass.
You could offer to pay 6 month's rent upfront.
If not, I'd start cancelling your orders asap. It is never a good idea to do any ordering to a new address until the contract is signed.0 -

If they are talking about LL's building insurance, this is the LL's responsibility not yours.
I would have thought you have jumped enough hoops and paid/offered enough to satisfy any reasonable LL, but if this one is saying no, all you can do is demand your fees/expenses back, and compensation (which you WON't get) for wasted time etc.0 -

Thanks Sooz, but 2 months of the 6 is all I could afford... Only 4 bloody months to go and they want LL insurance on an unfurnished flat for these remaining 4 months.
Why is the LL not getting covered of LL insurance because of my credit score????... Is this right at all??? Anyone ever heard of it???0 -
You need to clarify for us what insurance is being referred to. "LL's insurance" typically means buildings and/or contents insurance, but most of us are assuming this refers to rent guarantee insurance, which is much rarer: only a few landlords take this out.0
