Loft extension in new build

Hello,
I live in a new build which was built 1.5 years ago. We are considering another child and going over figures etc.
We could do to extend to create another room. We have an integrated garage but feel more comfortable converting the loft as we use the garage a lot.
What are my first steps organising this? I dont want to involve people if we cant afford it.
How much is it likely to cost? will a garage conversion be cheaper?
Do I ask a builder to pop round or do I need council first?
My BIL is very handy with electrics/ plastering and is corgi regiestered etc. so what exactly needs doing? I feel clueless and dont want to pay a builder for everything if my BIL could do it better and cheaper.
Also, will there be clearance in the loft for one? I have not yet been in the loft as we dont have much junk!

The very first thing you need to do is stick your head in the loft. How on earth can anyone here say anything even slightly useful if you don't even tell us whether your loft is big enough to even stand up in, let alone convert to another room or two?0 -

We have a new build and looked into loft conversions, take a look at this website:

It has a great example of a loft conversion with a truss roof. The builders we had round said it would be fine to convert. Hubby did consider doing a DIY conversion to keep costs down, most of the builders were happy to to come in and just do the major structural work like the steels etc and let us finish it off.
For us it would be really good to have extra space, once we get ourselves back on our feet we are going to look into it all again.0
