Moved out and handed an enormous bill!

I recently moved out of my property (a 2 bedroom flat); the letting company informed me that they cannot return my deposit (£395) due to wear and tear, and the condition of the carpet and walls. On top of this, they have handed me a bill of £2300 to cover the cost of painting the walls, replacing the carpet and replacing the sofa-!!!-bed and dining table+chairs. I have offered to replace the sofa and the dining table+chairs for them; still they have reduced the total to £800.

I feel that this is outright robbery! And Im planning to tell them so.

I was wondering if there an authority that oversees such disputes besides the DPS.

    Why did you trash their flat to begin with?

    The flat wasn't trashed.

    There were a few marks on the wall and the carpet needed a clean.

    Have they provided qritten quotes for each item of replacement/cleaning?
    Have they quoted full replacement cost or taken ino account the age of the item (they cannot expect you to pay for a brand new sofa in place of a 10 year old one!)?
    Have they broken down the costs?
    Do you dispute any items (ie what HAVE you broken/lost/misplaced/made dirty)?
    Was there a check-in inventory?
    Was there a check-out inventory?
    What is the difference?
    Are you in England/Wales.

    Your obligation is to return the property in the condition it was in whan you moved in, less wear and tear.

    Other than the DPS there is the Small Claims Court.

    Didn't you offer to replace the furniture too?

    It does seem like rather a huge amount of damage, and you don't seem to be nearly outraged enough for it all to be made up.;)

    You offered to replace the dining room table and chairs, you also acknowledge there were marks on the walls and the carpets needed cleaning.

    Realistically how much damage did you do.

    Despite the rights and wrongs did the LA/LL follow the DPS procedures if this is in England/Wales, did you follow the dispute procedure ?

    The DPS has turned out to be yet another UK organisation that is a complete waste of space and taxpayer's money. They say that all they do is "hold the deposit"; they do not interfere in any disputes.
    The matter's been settled but I cannot imagine how far people (even so-called 'established and reputable' firms) would go just to make an easy buck.
    No wonder the place is goin to the dogs...lol

    I assume you used their ADR?

    "An independent and free Alternative Dispute Resolution (ADR) service will aim to resolve any disputes quickly and without the need for court action."

    If so, how can you claim the above? If not, why not?

    Or are you just miffed because they found against you - in which case, can you give more details of the finding?
