Fixtures and contents

Hi!!
I'm a first time buyer and finally found a property,surveyed,found a mortgage and a solicitor.
I just received the "Fixtures and contents" list and the seller has excluded the carpets from the sale.It was never pointed out to me that they r excluding the carpets in the selling price.
What shud i do now?
Has this happen to anyone else?
Please advise.

I would speak to the estate agent you are buying from, and check if the seller intended to put this on the form. If they confirm it then tell them you you thought they would be included and you require a reduction in price or the carpets including.
At the end of the day carpets are useless in a different property, and by excluding them they are just trying it on, don't give in to them.0 -

A friend of mine bought a house and the previous owners had stripped it bare of everything; carpets, fireplace surround, even door handles I think!
I'd check the property details with the estate agents, and assume that if it isn't on the list, it isn't included in the sale.0 -
Generally, nothing is included unless the sales particulars specifically state so - so I wouldn't expect carpets to be included unless the sales details stated "carpets included".Warning ..... I'm a peri-menopausal axe-wielding maniac

I agree - some people are just plain weird :eek: either that, or incredibly mean!
Personally, I think houses should always come with carpets unless the buyer says they don't want them. The majority of people will change them once they get in their new house of course, but it's horrible to find yourself moving into a shell of a property. I can imagine arranging new carpets to be fitted on moving in day is a bit of a 'mare!0 -
These days I think it's a given that carpets (and curtains) are included unless specifically excluded, but it is a bit of a grey area and if the vendor is mean they might try it on - they are taking advantage of the fact you didn't make your offer explicitly inclusive of C&C

fair enough in my eyes, you assumed they'd be included, granted 99% of the time the C&C are left, but surely if the sellers had just bought them and cost a bit of cash they have every right to take them with them, no different to an appliance really.
and the carpets would definately be of use if the rooms were the same size or downsizing

if they paid a lot for the carpets and they were still in good condition then its fair enough that they want to take them with them.
the vendors of my house took their livingroom curtains and poles, but i knew they were gonna do that cos during the viewings i had asked them what they were taking and what was staying (didn't specifically ask about the carpets TBH but they were minging anyway and i ripped them all up myself within a few weeks of moving in!)Wiggly:heartpulsFB0
