Lots of people on this thread who don't understand maths, the PMA, the existance of the Ombudsman for situations like this, or indeed how to scan a thread for the details!
Nothing has been implied. OP has given us examples of 2 rooms. One room is 3 square metres less than the measurements given, the other is 2.2sqm smaller. That from being out on three dimensions by roughly 70cm, 50cm, and 40cm.
I'm wondering why so many people are saying quite flippantly
a) the OP has no rights (they do)
b) the OP has bad maths (they don't)
c) it's their own fault (it isn't)
How many people double check the room sizes? I've been in my house for three years and I haven't measured every room yet I don't think!
Hoping this thread is going to get a little quieter until the OP comes back to report the outcome.Everything that is supposed to be in heaven is already here on earth.

Well, the OP originally stated that the measurements were out by 'about 1 meter per measurement' - we know now this is a little exaggerated. They also stated one room was actually 10 square metres less than the stated dimensions in the property description would indicate - this is an enormous amount, but the OP stated they failed to notice this on the 3 occasions they visited the property - this does sound hard to believe, as this equates to just over 107 square feet (i.e almost 10 X 11 feet) missing from the room!"You were only supposed to blow the bl**dy doors off!!"0 -

What I was stating was that the difference in each of the rooms (and there are 4) amounts to a loss of 10 m2 in total (2-3 m2 per each room).
I have now contacted the agency and they have said to make a formal complaint in writing to the agency first.0 -
Like I said in one of my examples, one of the rooms is 5.4 m2 instead of 7.66 m2; another one is 15.05 m2 instead of 18.02 m2 etc. This is in the end a big difference and yes it was my mistake for not checking and not having enough experience with these things, but it is their fault too for misinforming.0

No they didn't. Please refer to my point about people not being able to scan for details properly...Everything that is supposed to be in heaven is already here on earth.

Just to update this: I have taken the complaint with the Property Ombudsman and they have made me an award of £250. A small compensation in my view considering the discrepancy in size- but at least they have forced the EA to acknowledge the fault.0

The place we're (hopefully) about to exchange on had an entire door missing from the original floorplan the estate agent gave us - they were a little surprised when I pointed this out on the first viewing.
I made a point of measuring up myself. The rooms are on the small side anyway so I wanted to be doubly sure what we could fit in regarding furniture. Glad I did as there's probably 10cm difference in some of the measurements.0
