bit worried ....

Had a phone call from our ea this morning our buyer wants to move in by the 15th of december!!! we were lucky enough to sell our flat within hours of it being on the market which was only 2 weeks ago. our buyer has had a home buyers report done on the flat so i am asuming that must have been ok, the problem is we are still waiting to hear with reguard to our mortgage application, it was agreed in principle over the phone....:eek:
They forgot to send out the initial application, so that was delayed by one week, then i had to wait for my bank statements to come thru as they had to be ordered, they arrived monday just gone so i sent them off recorded delivery. i had already returned the mortgge application on thursday with covering letters for all the points that we had raised and spoken to them about and telling them statements would be sent asap.

I have just been reading other threads on here about buyers waiting for buyers etc to get a mortgage, and am worried now that we may be viewed as unorganised, i have phoned mortgage co today and they have said it is being assessed by underwriters and they will get back to me tomorrrow with any info:rolleyes:

there are 5 of us in chain, we havent done our survey on our house to be yet . Our sol sent us a letter saying that a draft contract has been sent to our buyers sol.

Is this all normal, it all seems to be happening so fast. i am worrying about the mortgage application as everyone elses seems to be have been sorted quite quickly.

    they can want the 15th of december, but quite frankly this is likely to be a pie dream. Have you done the searches etc on where you are buying?

    15th of December is totaly unreasonable and cloud cuckoo.

    Every now and again I get a mortgage client who thinks buying a house takes 4 weeks. I explain a realistic timeframe is 3 - 4 months especially when an unweildy unpredictable chain full of humans with different needs and mindsets is involved.

    People like these who pile - on the pressure need to be told early on that patience is required and everything will take its own course. A legal conveyance is often a time vampire with many twists and turns.

    If you dont confront them now, trust me they will ratchet - up the stress, and quite possibly drive the rest of you insane.

    If it was me I'd tell them I didnt want any deadlines or pressure what so ever.

    yes the searches are either underway or back, they have all been paid for, not spoken to solicitor yet about them, but dh popped in the other day and they said then they are doing all they can to get us in by christmas and everything is going well, so we have left it in her hands.

    I'm guessing with demands like that, they are at the bottom of the chain?They've got no hope with 5 in the chain. Nice idea but I wouldn't feel too bad in saying no.

    BUT, you do need to make your buyers understand that whilst you will push things through in a timely fashion, the chain can only move as fast as it's weakest link and where some sales in the chain might be staightforward, others won't be and they will take longer.

    You do need someone with authority, your EA probably as they can talk directly to them, to explain that this whole process is a waiting game and that best case scenario considering the length of chain is probably going to be somewhere in the region of three months - 12 weeks being 'average'.

    Otherwise, the pushing from their side will continue and you will be driven completely mad. I was on the point of killing a woman once when we were trying to buy over the Christmas period. The EA was on the phone EVERY DAY, because she was on the phone to them every day. Trying to explain that it wasn't me that actually did the conveyancing or issued myself with a mortgage offer did no good at all.

    Tell them to try aiming for Valentine's day instead!

  • I guess I was the "pushy" one in my chain as I was just over excited and a first time buyer. I agree with Doozergirl. Just say you would like that date too but given the length of the chain it seems pretty unlikely. Just reiterate you want to move as fast as they do and you'll be on the case...

    I'd read about housebuying being stressful, lol but didnt think i might be pushed into wanting to kill someone:rotfl:

    i gather we are top in the chain as our intended house has no onward chain. then there is our buyer ( the dreaming of the 15th) and then another 3 the bttom one is a buy to let. Have no idea how the rest of the chain are coming along....:eek:

    I was just worrying that we may be holding everyone up.....

    I was kind off thinking we would have our last christmas here and then move mid january or beginning of feb, subject to everything being ok, i assumed it would take a couple of months.

    I will ring ea tomorrow when i have heard about our mortgage, i'm more worried about that now, once that is sorted i can then breathe knowing we have done all we can and then i can follow the advice you have given.
    Gosh no wonder we have stayed here for so long 17 years since we bought this little flat.

    We were aiming for a quick sale as well, but in the end it would have taken 4 months from start to finish (we complete next Wednesday)

    I think you're buyer is being totally unrealistic and someone needs to explain that to him/her.

    We chased our vendors EA & Solicitor every day in the past few weeks because we were scared this would all fall apart or that we wouldn't complete in time for christmas.
    House purchase completed 6th December whole process took 4 months.

    Hang in there everyone it is worth it
