Is this true about Estate Agents?

Hi all,

I have put an offer on a house we would like to buy, mine is going on the market this week so have yet to sell it.

Anyhooo the estate agent who are dealing with the house i want to buy aren't my favourite and although they did a valuation on my house, i found them too pushy for my liking and sales orientated. The girl i speak to forgets every thing i have told her and keeps asking me the same things over and over, pushing me to see their financial advisor ( i have my own coming this week who is a friends cousin, so trusted to look at and give me the best deals/offers/)

So I rang for an update on the offer i put in, she said the guy is still thinking about it, so fair enough....then she also said that HE asked them to ask us if we would sell our house with the same estate agents as it would make things easier!!! I told her it was too late i have alrdy signed up to the other one ( who are really nice and friendly, more upbeat about my house and offered me lower fees as i mentioned my friend had recommended them, all my friends who live near me have gone with this estate agent as they don't hassle you at all to sell sell sell)

Anyway i wondered if this is true that it makes things alot 'easier' to sell through the same estate agent as you are buying from, or if this is a load of poppycock. I can;t believe a vendor would ask this tbh, i know i wouldn't!! and i'm wondering if she is lieing or not that HE said that, or if it is them being pushy again

    The EA is, quite probably, telling you porkie pies.

  • Not true at all. He (they) probably think there is money to be saved by using the same - but there's not.
  • There's a really easy way to tell if an EA is fibbing: their mouth is moving.

    You could always suggest that you would market through them if they halved their fee as they would be getting two commissions if they sold your property!

    But other than that I agree with

    Im an EA and thats is rubbish, the only thing that could effect the speed of the sale/purchase would be your solicitor.

    Thanks all for the replies!! I did guess as much and I find it rude that she said the guy had asked her to ask us that!! I'm pretty sure he didn't because in the last viewing we had we mentioned in passing to him the estate agent we were useing. When i rang the local soliciters for a quote they asked which estate agent had recommended them to me first, but i couldn't remember lol, as she said they pay them a fee as well!

    The EA also told me they don't like people putting an offer in until they have spoken to their financial guy to assess if we can afford it, seems fair enough but when i rang the mortgage people they said its easier to make an offer first as then you have a better idea of how much you need to borrow! But anyway i have my own mortgage broker coming round this week so i will see what he says and at least its someone i trust, the way this EA act I'm very unlikely to trust their financial advisor as far as i can throw him, as hes working on commission too"!

    You have made an offer but you have no money. Pointless.
    You will probably cause the chain to collapse and waste everyones time and money.

    Well there is no chain until i sell mine, since the one i am buying is the end of a potential chain, so its up to the vendor if he wants to wait for me to sell or not. I warned the EA that i haven't sold my house yet and she said it didn't matter and to put an offer in anyway, so i did :P So if you want to blame a collapse of the chain on someone it should be the EA's allowing people to make offers before selling!

    The guys house has been on the market since last year, with so far i presume no offers and i have given him a very resonable offer as i know what the original price was since the EA let slip that fact, so its up to him really!

    This part seems like crazy advice to me! What a waste of time for the vendor.
  • The agent is saying that because they want another house on their books, simple as that.

    The agent wants their own FA to qualify your offer. They say they want to do this to protect their vendor which is in part true but it is another sales tactic to get you speaking to their FA.

    If the vendor has half a brain he wont remove his house from the market until you have sold your house, whether he accepts your offer or not.

    Why on earth do people feel the need to bid on a house when their own isnt even on the market!! :mad:
