Moving Out - viewings when we're not in

We've given notice on our flat, and obviously the landlord now wants to show the flat.

We of course don't have a problem with this, but have requested that these only take place when we're in, since we have a lot of valuables and are not comfortable with viewings without us there.

My query is, is this something we are entitled to, or can they force us to have viewings whenever? What does the law say?

Also, how would this affect my insurance?

    Having strangers enter and be allowed to wander around your property without your permission or your presence there will most probably affect your insurance should something become damaged or stolen.

    Strictly, your landlord should REQUEST permission to enter your home and you are entitled to decline if the appointment doesn't suit but not all landlords accept this. There are steps you can take to prevent access if you suspect the landlord will not respect your wishes.

    The law gives you the right to quiet enjoyment of your flat until you move out. That means that you don't have to allow viewings at all if you don't want to and you certainly don't have to allow them when you're not there, if you don't want to. The LL and LA have no right to enter the flat without your permission, except in an emergency.

    Since you're moving out anyway, can't you take the opportunity to pack up the valuables first and put them in a secure location?

    Not really practical - i'm not going to incur extra costs when they can quite easily do it at a time that suits us - we're around nearly every evening!

    They are paying rent for sole use and quiet enjoyment or the property. I would never allow anyone in our rented property if I was out.
