completion?

Well we finally exchanged on Friday, completion set for Tuesday so we have spent the weekend madly packing. Was just wondering what happens on completion?

Our deposit for the purchase is not tied in with the sale of our current house so that has already been transferred on exchange and the solicitor said our mortgage funds will arrive Monday.

Our buyers are cash buyers who have already sent the cheque to their solicitor so therefore am hoping it goes without any issues-although with our vendors using Countrywide property Lawyers, you never know.

What actually happens on completion and what time does is usually take place. Buyers not moving into our house and house we are buying is empty so only people physically moving is us.

Also what do I do about meter readings-we are with EDF but the new house uses British Gas.

    I'll let others answer about the completion timings.

    Take a meter reading from EDG just before you leave. Make sure you write it down somewhere safe and retain that piece of paper at least until you've received your final bill, just in case of any queries. You could also take a dated photo (newspaper of the day in the piccie?) of the meter to prove the reading.

    I'd ring EDG tomorrow just to let them know the position and they'll confirm any additional information they need, such as new address for them to send the closing bill to.

    With BG, take a similar meter reading when you arrive. You will probably have to use them until you decide who you actually want to supply your gas - probably takes a few weeks to change if you want to. In the meantime you'll probably be on their standard tariff. Again you could ring them on Monday to check if they need anything in advance but I'd be surprised if they did.

    Assuming your solicitor has the funds for your purchase (either from you and/or your mortgage lender), he'll CHAPS them to the sellers solicitor. Once that i confirmed, the keys will be released and the property is yours.

    In BOTH properties, set up/cancel: Utilities (read meters). Arrange phone/Broadband; tell council tax; tell DVLC, HMRC, emploer, bank, pension, etc etc You've got insurance yes?
