does anyone know roughly how much landlords can charge for carpet?

Just a quick question sorry to go on about this but its bugging me, does anyone know roughly what a landlord is aloud to charge for replacing a carpet? Hands up we have left a big ugly stain on living room carpet my son was sick on it and I did what I now know is wrong and tried scrubbing it out now know that your meant to blot it out etc anyway, carpet was £100 new we have bought a brand new vax carpet cleaner for £199 that did nothing, so they have advised us to either pay someone to get it out or they will do it and deduct from deposit, but the quotes I have had have been £60 plus to clean it, just wondering how much they can charge us for a £100 carpet that has been down for 3 years? They want to sell the house when we leave their not bothering to rent it out any more because in their words the house has been a nightmare for them from start to finish plus they didn't do an inventory or secure our deposit so I think I'm being quite reasonable

    In that case you will win, as their first mistake was no inventory and the second being the depoist must be protected by law.

    I think you stand pretty safe on "reasonable wear and tear" on a £100 carpet over 3 yrs. And if they are selling, the new buyer will want to put in new carpets anyway. Stand your ground and don't be bullied ;-)

  • It's not about what they can charge you: the principle that is applied is the tenant compensating the landlord for the loss of use of the item .

    If you accept for argument's sake that a bedroom carpet in a rental property could be expected to have a useful life of five years, then by the end of the tenancy you have deprived the landlord of 40% of its life. Therefore you owe the landlord £40 of the original cost, not a new or more expensive replacement. Under normal circumstances I would say that making a contribution to its removal would be fair.

    Under these particular circumstances I would write to the landlord something to the effect of "In the absence of a dual-signed inventory or any documentary evidence as to the state of the carpets when our tenancy began I would ask you to return our deposit in full within 10 days. Furthermore, in view of the fact that the said deposit should have been lodged with one of three deposit-protection schemes by law and it was not, should we not be in receipt of the full deposit by X date we shall consider commencing proceedings via the Small Claims Court. Kindly note that the courts have awarded tenants three-times the deposit amount as a penalty for not registering it, and we would be minded to ask the court to award this in our claim".

    they wont win, they admitted the damage, sick is not wear and tear, regardless of inventory.
    Target Savings by end 2009: 20,000
    current savings: 20,500 (target hit yippee!)
    Debts: 8000 (student loan so doesnt count)

    new target savings by Feb 2010: 30,000
  • They've admitted causing the damage on this forum but have they admitted the damage in writing to the landlord?

    Under the circs I'd not admit to anything and contest any deduction whatsoever. I don't think they deserve to be compensated when they obviously couldn't run their tenancies legally and properly.

    local carpet shop near here does a low pile carpet for 3.99 a sqm so depending on room size its possible.

    OP i'm surprised you bought a vax and didn't just hire one of those rug doctor machines for 20-30 quid.

    they told us it was £100, you can kit out a whole house for £500 of the normal sh1tt9 beige carpets landlords love to use and a huge tub of magnolia from b and q for £12 lol

    my dad hired one for his house and it was useless so we were hoping if we bought a new cleaner it might have a bit more poke in it and it had great reviews but sadly didn't work for us

    Mess on carpeting needs to be tackled as soon as it happens. Letting it soak in and dry on there is the worst thing you cna do.

    OP are you going to dispute this deduction or come to an arrangement with the landlord?
