How long do you keep your BTL for

Just a thought for all you landlords When do you decide to sell your BTL .
Did you have a game plan before you started .
Did you plan to keep it for x years or was it just I have made £x or where you not making money.

  • Since it appears to only be me who noticed your question and replied to it previously, I'll repeat my answer here:

    Buy if the rent is 15% gross or more, only coming down to 12% if the market is looking good and/or it can be improved easily and/or the rents are on the low side.
    Sell if the rent is about base rate or slightly above and the market looks like it's at or near the top (oh - that's like now). Especially if there is still a significant mortgage on the place. If the mortgage is tiny or non-existent and property is your thing then you can hold.

    Those are my principles. If you don't like them, I have others.

    You told me again you preferred handsome men but for me you would make an exception.

    15%!!!! Bring back those days.

    My plan is to keep portfolio for 20 years (making me 50 when selling). Probably have a heart attack when it comes to paying capital gains, or just flee the country with the lot.

    Technically, you leave the country first and become non-resident, then there's no CGT. I thought you would have worked that one out already, Tass?
