Integral Garage or Extra Room?

Hello All

We are moving into a large mid terrace house (one in a row of four terraces) that has an integral garage with a door off of the hall.

As the drive can hold two, potentially three cars, we were thinking of turning the garage into another room - either another lounge or even a guest bedroom with en suite.

Although practical, we also want to think about adding value to the house.:money:

Will this add much value or is it better to have a garage? Or, will it not make any or very little difference?!

I don't think it adds a lot; people seem to have an obsession with garages despite using them for storing rubbish they never use which I'll never fathom. We lived perfectly well without a garage until we got one and H immediately filled it with crap. Every time I clear out the garage of stuff that should really be in landfill ;) he fills it up again for me.

I like having a garage, but I'd prefer more living space, especially when upstairs and downstairs are unbalanced by having a dead space at the front in the form of an integral garage. I hate integral garages with a passion. I'd rather live in my house than have stuff stored in it so I'd pick the house with more living accommodation over one with more garage.

But if you're doing it, you want to have plenty of decent storage in the garden I think - a nice, big, organized shed or something.

That is exactly my thinking! My parents garage is full of rubbish and it seems a waste to me!! Plus, I am really not one for hoarding things, whereas the OH is, so I know that if we kept it then it would just slowly fill up with complete gumf that he never uses or needs :wall:

We may need to consider storage in the garden though as at the moment it is very ornate and pretty and there is no 'obvious' place for shed without taking out big plants and lots of flowers. Seems a shame, but we'll need to have some sort of external storage! :)

Also consider a split conversion where you keep the frontage the same and have say a third of the garage space still as storage for bikes etc and then the rear two thirds as converted living space

only downside for you i guesss is a mid terrace is unlikely to have windows in new room if you go for that option I guess

We converted our garage when we moved in and its a great study and a separate utility. However as Doozergirl correctly mention smake sure you ahev plenty of garden storage for those bits that may normally be in the garage

As for value i don't think its adds or detracts much either way so not a good investment choice as such if you are looking to make money
