Putting our house on the market this week....kind of nervous now!!

We have decided to put our house on the market and move back into military married quarters for a few years so as to save a bigger deposit for when we finally get back on the market!!

The estate agents have been round and measured up etc, it will be going on the right move website and everything.

I feel kind of nervous on what to expect, will we get people interested, will they want to knock money off the price etc etc....

When would be a good time to arrange a solicitor to deal with things ??

I will post up a link when its on right move so you can see if you think we have priced fairly !!

WE bought in Nov 2007 for £127000 and have completely renovated the house, its going on the market for £139950 which im hoping to get.

    You are looking at getting 10% more than what was near peak prices back in 2007. Sorry but I wouldn't hold your breath.
  • We actually got it cheaper than it should of been compared to similar prices in 2007 as it needed a complete renovation from top to bottom( bathroom, kitchen etc)

    similar houses on the same estate were selling for £145000-150000 at the time but it was the owners last chance to sell it before it was repo'd by the mortgage company.

    Go to https://www.houseprices.co.uk and see what stuff has sold for in your street lately to give you a guide of what to expect.

    IMO people will try and knock money off it regardless. If you want £139,950, I would say put it on for a bit more.

    Mind you, it has to be realistically priced for your area. I would check out similar properties in your area like the other posters have suggested.

    I know how you feel!

    Mine went on the market yesterday and I now find myself constantly glancing at the phone.. willing it to ring.
    I've never sold a house before so its a little scary.

    Don't be nervous. We felt the same after deciding to finally put our house up. You'll, no doubt, be expecting phone calls for viewings as soon as it goes on right move (we did) but in reality it does take a little while.
    As for price we personally thought our house was worth £200,000 but estate agents ranged from £185 to £195k. So we decided to go with £190K with the expectation to get £185K as you will always get offers and unless you are super lucky you don't get the full asking price.
    We were on for 2 weeks before we got our first viewing and we really lucky to get an offer from them of what we wanted.
    Be patient, expect to wait a while and then if you sell quicker than that it's a bonus.
    If you're house is in good repair and decor you should be fine

    It's a tough market out there and buyers are being cheeky because they know that there aren't that many of them around. The lack of first-time buyers has affected the whole market, so you can expect to be forced to drop if you really want to sell.

    Thanks for the replies.

    I have only just finished fitting the new kitchen to our house and the rest of the house has just been decorated and re carpeted, as you can tell we werent really looking to sell but to be fair im working away from my wife and young kids all week and really miss being around them which is hard.

    The oppurtunity has come for us to move into a RAF married quarter which , with bills will cost less than half of my current mortage a month which means we can save quite a lot of cash over the next few years and be ready to pounce when the ideal house comes to market!!

    I think 139950 is a realistic price for the house and condtion and the estate agent who its up with has said it is in immaculate condtion but only time will tell !!

    It might be realistic, but you won't get the asking price. Everyone is knocking money off. Unless you have two or more buyers interested, you will have to drop.

    I bought in August 2006 (East London) and have sold this year for the exact same price. I put in a kitchen, shower, tiling, some flooring, bit of decorating, new boiler, new roof, gutters... the list goes on.

    If you want £139k-ish, price at £145k at least - but, as mentioned, do your homework as to what similar properties have actually sold for recently. Ignore their asking prices.

    Also, remember, you can drop your price, but you can't really increase it. Best off starting a bit above what you want.
