landlord's insurance

Hi, I wonder if anyone can help me please. We have two properties that we rent out, one is a definite benefits claimant, not sure about the other. We have just had our buildings insurance renewal and they are asking for a whopping £853 for both properties :eek:

We have tried Direct Line Landlords insurance after seeing the advert on telly, but they say they wont cover us if the tenants are not working. Is anyone else in this situation? £853 seems a little excessive! Could anyone recommend a company??

    I had this problem, in the end I went through Swintons as a broker and insured with Axa.
    It was dearer than a non DSS policy by a fair amount though.

    If you're a member have you thought about contacting the National Landlords Association for some pointers.
    I've always found them a handy resource for good information or advice.
    Other than that can only suggest Paragon Advance Insurance. Thier web address is www.paragonadvance.com

    Don't know whether they cover properties let to benefit claimants as I've no experience of that sector of the market. However, I am aware that insurance premiums generally seem to have gone through the roof recently, so maybe this is just another manifestation of that situation.

    Meanwhile, of course... this CON/LIBDEM government claim that inflation is only 3.1% (CPI) for vast swathes of the population! What I wouldn't give to live in their gilded parallel universe!

    They are happy to insure benefit tenants provided the contract is between you and the tenant, not between you and the council, even if the council are paying you direct..

    Have you tried www.landlordinsurance.org.uk? My dad (who is a landlord) found them as they are highly ranked on Google for the term "landlord insurance".

    He said their prices were better than all the others he tried (being the main reason he went with them!) but their cover was also very comprehensive too. They cover benefit tenants as this is what my dad has and they were only about £150 for the year!

    Obviously the price he got doesn't mean much as it all based on postcodes and sum insureds but maybe worth a try. I'm actually with the same company for my public liability insurance and they were really good on that too.
