When does property show as under offer on RM?

I enquired three weeks ago about two properties listed on Rightmove. They are both with the same EA, who said there was a sale proceeding on each of them.

I checked them again today and they're both still listed for sale. Rang the agent and asked how is it they are not showing as under offer if there are sales proceeding. She said she couldn't comment!!

EA won't allow any further viewings either.

Should I expect it to show as under offer in this case? Then at least I'd know not to waste time ringing the EA, and just keep looking!

    Our house has gone as 'under offer' on Rightmove today. We accepted the offer on 25th March. But it depends on the individual agent

    Ours only went to under offer once the valuation had been arranged by the buyer.

    It gets changed when the agent gets round to changing the status.

    It may be they leave it a while, and if anyone phones up over a particular house they can offer something else.

    I did a very similar thing this week , house under offer, as soon as I said I had the cash to buy the house and wanted a quick sale the EA rang the vendor and let me have a viewing. Turned out the OH didnt like the property but it showed to me, till the contracts are exchanged theres no deal. Hope you find somewhere soon I cant find a decent place and dont need a mortgage !

    It can be difficult. I don't need a mortgage either and just cannot find the right place.

    I've made 4 offers, all about 10% under asking price, all on properties that have been on sale more than a year and all rejected.

    And all still remain unsold.:(
