Im just writing a 'useful information' sheet for the new owners - young FTBs...
Ive included info on the stopcock location/ fusebox/ alarm code/ bin day/ residents association...
Anything else you can think of I need to tell them??

Tell them about the stuff you covered up.
The damp patch on the wall, the abusive neighbour, the botched repair job you did to the gas.
That kind of thing they will find out about the hard way.Been away for a while.0 -

Im leaving a large picture behind to hide the damp patch, the gas is turned off, and the neighbours have been plied with ale to keep them quiet for a few days...what kinda joint do you think Im running here??

Yes, we did that, and it ran to 5 pages. The older/more complex the house, the more can be said, I suppose.
Stuff like: "The ballcock on the header tank jams, and I couldn't be bothered to fix it, so there's a bit of string just inside the loft hatch that may be pulled every four months or so..."
We also left a cutting from the local paper, dated 1952, showing an advert for the houses in the road. They were then 1/130 of the price our buyers paid.
Certainly, failure to provide such info can lead to nasty shocks. For example, at the last house, no one informed us that two men would come into the garden on a regular basis, lift a series of manhole covers, look inside, nod, and then sit down by our pond and eat their sandwiches. Fortunately, they were nice men, and after the water board was privatised, they weren't seen again.
At this house, it was almost a year when the man from the council knocked and asked to inspect the sites of the horse burials.....Luckily he knew where they were.
There can also be the odd nice surprise too, like the cheque that arrives annually from Western Power and the strangely inedible, 'hairy pears' that, on research, turned out to be quinces.
