knocking down my garage

just wondered if anyone can help. we are thinking about knocking down our detached garage to extend our garden. at the moment the garage roof needs sorted, floor will need relayed and as we have a driveway at the front of the house, the only thing we use the garage for is storing our odds and ends in.
Our garden is really quite small and this would make a substantial difference ie, decking and grass, plus a large shed (to store our stuff in). It's a 4 bedroomed (attic conversion for 4th bedroom) family house and the garden would make a big difference to us as a family....... or any family.
we're trying to investigate what the implications would be to the value of the house. does it devalue the house? Or does it just depend if we did sell the house if the future on what the buyer was looking for.
any advice or help on this would be much appreciated.

Having a garage may increase the value of your property compared with one that does not at sale time. Not having one won't make a blind bit of difference to the next purchaser because they will be none the wiser.

What type of roof does it have? Asbestos cement? I've seen garages with asbestos cement wall panels before as well, and some with asbestos insulating board (AIB) boxing inside.0
