Coal Mining reports?

Hi,
The purchase of our house is going through at the moment and we have just received the mortagge offer from the building society. Under the "Special Offer Conditions" it states a mining report is needed. I understand this as we already live near there and it was a mining area. What confuses me is on the Mortgage Valuation Survey (this is all we've hade done) under the construction of property section where it says "I sthere any evidence of subsidence, landslip or heave in the property or in the immediate area? it says "Yes" but there is nothing specific in the comments at the end, only that we need to obtain a Mining Report. Does this mean there is actual subsidence on the house or that they need to see a Mining Report to see that there isn't? The comments do say that the house is in an area that was subject to mining activity and that a mining report and specialist advice may be needed.
I have already spoken to my solicitor but as usual they didn't call me back today so I'll have to get back on to them tomorrow but thought I'd try and get some info on here first. A couple more things to add is that the house was only built in 2003 so still has around 2 years left on NHBC warranty although not sure if this would cover subsidence? (heard all the NHBC warranty stories). If anything such as underpinning did need doing I take it the seller would have to get this sorted before completion? Does a Mining Report show any speceific damage to a particular property or just more of a general risk assessment type thing? Howcome the mortgage company request a mining report but not a full structural survey in these cases or is it possible they may do that depending what the rport says when it comes back?

If the lender's valuation report actually found real evidence of subsidence to this property they would be wanting structural engineers reports, etc so I think you will find that the comment about subsidence was only that the surveyor knew of it it occurring in the area.
The mining report tells you how close the property is to mining workings and shafts. Unless the Coal Authority have paid out previously for subsidence (very unlikely for a newish property) then there is unlikely to be anything revealed about subsidence to this property.RICHARD WEBSTER
