    it's been explained to you before quite a few times.

    if you think if we have or will have inflation that the only asset class to drop is property? dream on.

    and if we don't we get deflation, have a think what happens to wages if we have deflation.

    i would give you more but you'd just come bank with one of your usual simple responses but you dream on for your crash, at least your good at that.

    why don't you have a go at trying to put together a plausible or even a coherent argument without most people on this forum ripping it out of you - it's not anyone else's fault that you're slow.

    i'm sure you'll be fine.

    if house prices fall, it directly means that the banks balance sheets are reduced which means they are unable to lend as much to borrowers. this means that there is a serious reduction in 'mortgage availability" and most people can forget about getting a mortgage.

    Talk about being pedantic. If I'm saying there is less incentive to pay higher prices.....that equates to me saying that I don't feel that current levels of house prices are sustainable with a major shortage of FTB's currently around.

    Theres a difference between paying higher proces and prices not being sustainable.

    Sustainable in my eyes equates to stagnation, not paying higher prices.

    That said the longer term prospects are for higher prices.
