Seller pulled out the day we get a buyer for ours!

Wow I've had a right day.
After 2 weeks on the market we've accepted an offer on our house from a great couple who've sold their house to a cash buyer. So I was high as a kite this morning.
I arranged a second viewing on a house we had all intentions of buying and on arriving on the doorstep after a 40 min drive the seller greets me with 'the estate agent should have cancelled this appointment cause we've decided to stay put after all'. GREAT!
Gutted is not the word! The upside is that they could have done this to us after spending loads of cash on surveys and stuff but I'm still narked.

    I feel for you. We're waiting to exchange and I'm convinced something is going to go wrong.

    As you say at least you haven't spent much money although no doubt quite a lot of time and emotions.

    My parents saw a house being sold by Mr and Mrs F. It was quite blingy and had an amazing hotel style wetroom. Mr and Mrs F wanted to move into rented in a more rural area ready for retirement to the country in a couple of years when Mr F retired. They accepted my parents offer and then started to look for rented property. Unfortunately they soon discovered that rural rented properties they were willing to pay the rent on weren't blingy enough. They decided to stay put and take the property off the market and my parents ended up buying a rebound property. They aren't really happy as it has a paved courtyard garden and a garage that they can't get the car into (it's big enough by my mum doesn't use her mirrors and so can't reverse in) when top of their list were a garden and a garage for the car!

    I hope you find the right property for you and this time it goes more smoothly.

    Oh dear. You're right though that you're lucky they didn't do this to you further down the line.

    SO this house becomes the benchmark for you - so now the standard is set, you will now end up with something just as nice, or indeed better. :D

    40 minutes, so presumably about 40 miles away?

    80miles x £0.40 per mile = bill for £32 sent to the EA to cover your expenses for their mistake! :D

    Seriously though, I'm not surprised your annoyed. I am however amazed that you had an offer in 2 weeks! The market must be buoyant in your area. I have been on the market for 10 months with only about 8 viewings and 1 offer which we accepted, but the buyer then changed their mind. :mad: The story is pretty much the same throughout my area.

    We're not in a particulary bouyant area I just think it's a bit of luck (it was our first viewing) , a realistic price and we've got a unusual property which we've spent a lot on fixture and fittings wise (intending on staying long term).

    Might not be practical for you, but I've always sold and moved even with no where to go. Breaks the chain and puts you in a great position when making offers on something you fancy.

    Very sensible suggestion if it works for the OP. Also takes away all time pressures.

    Disappointing I know, but you have a buyer which puts you in a strong position, I am sure you will find another house. You could have spent hundreds on surveys. Good luck.

    Yeah it has put is in a good position. The estate agents are falling over themselves when they hear we've sold our place.
    Saying that we're looking at houses in an area where there's mega size house, flat and very little in the way of our target of a 3 bed semi.

    How hard is it to find a 3 bed semi???!
