I believe that I'm being bullied by the letting agent but perhaps you know different

    sheesh, that's all just aweful. i feel so sorry for you being harrased like that. i hope the letter sorts it out. best wishes.

    LL's do have a valid interest in the adults living full-time in their rental properties, as those adults can claim rights. That is why LLs all insist on residents being on the tenancy agreement.

    Since you have a decent-sounding LL, and a direct relationship, why not suggest formalising the arrangement with your son? There is no need for the agent to be involved if the LL agrees, and no need for a fee. In fact no need for a new contract/tenancy at all: the LL could simply write a note referring to the existing tenancy and agreeing to your son living there, or being added to the tenancy.

    Your son is your guest, isn't he?? You can invite guests into your HOME as you please!! Presumably you are not relying on him to help out with the rent, etc.

    How does the Agent know how many nights he stays etc. None of their business. Maybe one day agents will be properly regulated and people won't have to put up with this nonsense.
  • I think the letting agent has behaved appallingly. I don't see what it's got to do with the LL either really as long as you are looking after the house, paying your rent on time and not being a nuisance to the neighbours.

    What do you think? Do I have to add my son even though I listed him on my own tenancy agreement? My son still says to me that he's not necessarily staying here.

    the letting agents have a duty to look after the LL's interests,so when they discover that the clampits are living in one of their properties they need to take appropiate action.

    Appropriate action is to button it and just double check they did a proper inventory at the start and that all their paperwork's in order "in case" for some future point that might, or might not, occur.

    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    What a load of crap of how untidy the house is including the oven, all that matters is that it's clean and left the same way you leave (giving for wear and tear).

    Honestly, with an agent who thinks they're entitled to pass comment on affairs which are none of their damned business you'd be wasting your breath pointing anything out to them at all. The best way to deal with fools like that is to completely ignore them. It's much less stressful.
