    Sold prices in that case aren't remotely "erroneous", they are the prices the flat actually sold for.

    Yep and the block has been devalued by that---the block next door is almost identical but is leasehold not freehold(self managed) as mine is-we have private garages and they have underground-floor layouts etc are the same but theirs go for about 5 to 10 pc more -there is a generation of older people dying out in the block who bought when they were new and the exors sales are 'dubious'!-but when relatives have no local knowledge it is what happens
