Is there already a tenant already in the property then?

Yes, for a month and now raising questions and presenting us with a list of items they want reimbursed for.

For furnished I'd expect to bring my clothes and nothing else!

When I rented a furnished flat a number of years ago that's all I did need - and bedding too of course.

Reimbursed for? Like what, for instance? I have a vague feeling that you should be telling this tenant to take a ruddy hike. One presumes that they had the opportunity to view the property and its contents before agreeing to rent it from you?

That's a bit cheeky. Any issues or missing items should've been raised before contracts were exchanged surely. Next thing, they're be expecting you to replenish the toilet paper.
