I'm a private tenant and we have a dining room that never gets used... if I convert it into a 'spare' room and rent it out during the summer to students (we have a language school nearby) - is it allowed?

How long are they with you for? Are these 3-4 days at a time, or 1-3 month students?
If you're just taking in 2-3 teenage foreign students for 3-4 days at a time it'd not matter, but beyond that it gets a bit tricky.
And a top tip: If you do do this, then you should be downstairs. They're little beggars and will either be letting themselves out to roam round town, or letting their mates in, because it's the ground floor and they can climb out the windows.0 -

oh-oh-oh. come on, are you talking about kids or dogs?
to me, the most important thing to before even thinking of doing something like this is to understand if you have any legal responsibility in case they are under-aged.
for example, what happens if:
- they are caught drinking (not illegal in many EU countries)
- they have an accident and get injured
- they get robbed
and also:
- are you required (either by law or by the organisation that hosts them) to enforce any kind of behaviour, for example, make sure they are home within a certain time in the night?
- does the host organisation expect you to give them your house keys? etc.0 -
Assuming your landlord consents, the local language school may have minimum requirements in terms of furnishing, provision of meals and so on. My understanding is that the language school offers the pastoral/welfare care element and will have a contact number for emergencies. Check their requirements, what they offer and what they expect from the hosts.
Under the Rent a Room scheme, a landlord can earn £4250 per annum without having to pay any tax on the rental income.0 -
You have all assumed (possibly correctly) that these are all sub 18 kids on a spree abroad for a couple of weeks. In that case, I would expect the school to check YOU out in a significant way (Extended CRB).
They could equally be adult students here to get university entrance status (as one example) and be studying for up to a year. Or businessmen needing a specialist course for a week.
