Buildings Insurance for freeholders

Hi there
I posted this on the buying and selling forum by mistake! TIA if anyone can help.
I live in a converted Victorian terrace with three flats. One entirely self-contained, and the other two sharing a communal hallway. All three are owner-occupied, and we each have an equal share of the freehold.
Regarding buildings insurance, I have always been of the understanding that we have to have insurance with a company like Alan Boswell (current provider) as we are a multi-dwelling property. Can someone confirm that this is correct? When I tried other companies a couple of years ago (inc High Street providers) they couldn't help.
I want to check:
a) That this situation would still require a broker like Alan Boswell because of the multiple flats? Are there other good brokers / providers?
b) That £520 a year seems reasonable? Property is c1880 with no issues / risks at all
The premium has gone up quite a bit over the last four years so just thought I should check others' experiences / ideas before I launch into renewal! We don't take any extras like legal cover or rental cover because of the owner-occupier situation.
