Estate Agent Valuations

Could someone please list for me exactly what an estate agent looks at when valuing a property? (property A)
Also the next door neighbour has sold half of his house to un lock the money in it. Does this have a bearing on the valuation of property A?
No houses have been sold in this street since 2007 which is when the neighbour unlocked his money apart from 2 different houses which are both dormer bungalows and are smaller.
We seem to be getting what seems very unrealistic valuations.

When you say the neighbour sold half his house, I am assuming that the Land reg shows that the house was valued at the 50% price?

how many EAs have you had out? what is the range in their valuations?
If you had 3 separate, local EAs out, and their valuations came within 10% of each other, then that would give you a pretty good indication of the value. what is it that makes you think the valuation is unrealistic?0 -

We aren't 100% certain but we think this may be what the problem is, but how would we get around this?

We know we have to do some work such as re new the kitchen and the bathroom.
My brother own his own company as building contractors so is absolutely shocked that they have come up with such a low figure.
We have had 2 agents up who have both said to not do any work as it wouldn't make a difference and to leave the ramp my brother had built for the wheelchair access that was needed - totally confused on this one as this isn't the type of house an elderly person would buy.
At present there is a disabled shower in it and the kitchen was built many years ago but had the doors changed every few years.Wow, I got 3 *, when did that happen :j:T:p
