Letting through letting or estate agents

My tennants moved out last month and my house is now on the market. If it doesn't sell in the next 2 months, I will put it up for rental again. Last time I found my own tennants and managed it myself. However, I have now moved away from the area and will have to use an agent. I do not know whether to go with the estate agent who has my house up for sale and does lettings or to use a letting agency.
Has anybody any ideas which is the best way to go?

last two landlords i have had have managed the properties themselves, despite not living in the immediate area (currently in london with a landlady living in scotland), it's been a lot better than having the letting agency do it. all maintenance issues have been sorted out promptly etc, so the management side can be done from a distance without problems. obviously this doesn't help you to get tenants...
as a prospective tenant, i would encourage you to use an agency which doesn't impose ludicrous charges on the tenant, and which is a member of ARLA. in my person experience (of being a tenant) the national / regional chains are better to deal with than the single office local operations, who have a nasty habit of not knowing what they are doing. however, some of the chains are desperately poor as well.0 -
I will manage the tennancy myself but will have to let someone else find people for me.
Thanks for the point of charges to the tennants, I hadn't thought of that!0
