Going to see house with 2 EA. One viewing booked the other holding an open day

Hi
So I have seen a house I like. I have made an appointment with one Saturday afternoon (along with another house on with same EA).
I have noticed that a second EA is holding an open house saturday morning on the property. I was wondering what is stopping me turning up at the open house in the morning and then going back later that day for a second (although first time with that EA) viewing?
On paper this house ticks a lot of boxes and its a good way to get lots of viewings in one day!
Would this cause any issues?

I'm not sure if this is true in every case, but I think EAs take the details of people who attend open homes.
So if you do visit the house in the morning, give them your details and decide to make an offer with the one you booked the afternoon appointment with they could kick up a stink and say they introduced you to the house first, therefore you owe them fees etc.
If it was me, I'd try and avoid giving the EAs at the open home my details (or at least my real ones!).0 -
I didnt initially, but then I saw the open house in the morning.
I find the first time I see a place its a bit of a blur. Especially if I am seeing a few in a row. My thinking is that the open day will give us an idea on whether it is suitable and then we have a viewing later when everything is not 'new' to us.
It was just an idea I had when I saw the open house. You can not view a house you want to buy to many times!0 -
Wait until your booked appointment in the afternoon. You can always book to go back again if you think it might be promising.I am a mortgage broker. Nothing to stop you sitting in your car across the road counting how many people go to the open day.

Interesting I had not thought of that. The house has a 'motivated seller' so would be interested to see what the interest is like on the open day.
I might do that instead, thanks for the idea!0 -

The buyer owing the estate agent fees??0 -
This is mistaken. However, the vendor will risk being taken twice for fees - which if they know about it will make the offer that much less attractive....

This is an excellent idea.poppysarah wrote: »Nothing to stop you sitting in your car across the road counting how many people go to the open day.
If more than 1 prospective purchaser turns up, anyone offering to the first agent will probably be told that there is 'another offer' as a matter of course. So it could be better to go through the second agent who may be quite motivated to secure the sale for himself.Hi, we’ve had to remove your signature.
