Problem with lease

When trying to sell my house, it emerged that the car parking space adjacent to it and part of my garden (fenced) were omitted from the lease plan lodged with the Land Registry. This has been compounded by the fact that whilst my title deed does not show the omitted land, the Land Registry has included the parking space, though not the fenced portion of the garden, in my neighbours title deed despite the fact that it is not included in his lease plan either.

I am at a loss as what to do: the Land Registry seem to have one view, yet my solicitior has another, and a view that includes making the neighbour aware that my parking space is on his title deed.

I feel like am going around in circles with this. The LR seems is quite clear and has provided guidance as to what they would accept in this case yet the solicitor seems to be ignoring the documents provided by them. The freeholder needs to engage in some kind of rectification but again, there is a difference in opinion as to what form this should take. .

I would be grateful for another perpective on this as it has been going on for so long without a resolution and I am accruing hefty legal bills in the meantime.
