Notice period in the 6th month of an AST

I've paid my 6th lot of rent today, and my AST ends in a months time. I want to stay there, and have had email correspondance with the agent to this effect. All looked fine and seemed agreed, but I haven't had any official paperwork.

I know that legally it goes to a month by month contract, and that's what I want to do. But I want to check if the agent can still ask me to leave at the end of the 6 month period at this point? And if so, how much notice do they have to give me i.e. can they tell me the day before?

The reason I ask is that they seem to be advertising the flat on their website and rightmove - at a higher rent! I haven't had notice from them, nor have they asked for more rent. I'm trying to get hold of them, but hoped you guys could give me some advice on how to play it?

    Did they issue a section 21 notice at the start of the tenancy?

    No, at least I don't think so. I'll double check, but I think I would have noticed it.

    I've now spoken to the agent. Seems as if the landlord wants more security, and would like more rent and a 12 month contract. Agent confirmed they need to give me 2 months notice (in line with rent day) so that's that question answered. Flat is back on the rental market at a higher rent, and in the meantime I can stay here. But I'm rather p****d off, and may just make it easy for the landlord by moving out.

    I pay my rent on time and in full. I keep the place clean and tidy and report any issues. And then the landlord is messing me about. The agency seem rather annoyed with him as well - not quite unprofessional on the phone call, but made one or two comments that maybe they shouldn't have done about him!

    Ho hum. Life eh!

    This is a bit of a bummer for you. You are not obliged to show prospective tenants around or allow access for the agents to show them round. Good luck
