Mazzawa; if Taylor Wimpey is any use looking at I seem to remember seeing a press release to the effect that they have extra deals at ALL their East Scotland sites until 8th April. So haggling may well work. HTH.0

Thanks harz99! There is a development right at the edge of our search area, although it means being closer to my side of the family not so sure the other half will see that as an advantage. Got a funny feeling if we move too close it'll end up being an Everybody Loves Raymond situation...0

I think we are at the phase where we do not want a garden
Right now, the plot is half an acre and grass cutting and trimming tales a few hours
As long as the estate is quiet, I think I can live with a smaller plot0 -
Very good point thefunkygibbon, a huge garden, as nice as it would be, would get out of hand as we just don't have the time to tend to something like that. Would like a nice garden, not tiny but not a sprawling forest! Maybe the size of plot that new builds are on isn't so bad in that case...hadnt really thought if that aspect before!0

That's great, thank you. Yes I have never fancied living on a new build estate, but the thought of being able to get a new detached house in budget as opposed to a 2 bed semi is very tempting. Up here in the central belt of scotland, older style properties are incredibly popular and hence come at a premium, a premium that is about 50k over our budget, and we need to sell up and move before we go mad living here! Wish someone would just be able to tell us exactly what to do!
If its any help -) I am selling and would happily exchange it for a 2 bed semi - even a terrace - I'm no longer fussy apart - and bring on a main road as well!!!! Never again will I be tempted by the glossy pics. Buy a 2 bed older house with a decent size garden and you won't lose money.

I'm really happy with my new build. I've lived here 3 months and I couldn't be happier. I had snagging issues which were a bit of a pain (due to giving access to workmen frequently, waiting for things to be completed, etc) but the developer visibly worked hard to resolve the issues and they were all done within 2 months. I have a postage stamp garden (7x5m) but I'm happy with it, suits me fine. This isn't my first house, my last one was a victorian terrace so it takes all sorts! I got money off my property and extras like carpets however this doesn't matter now as those properties still unsold have been reduced to less than I paid! It's the risk you take.0

I have worked on many new build estates in the past building them from the ground up for quite a few of the major house builders, 99 percent of new builds are built by people who are self employed and paid on a price basis ie x amount of pounds per metre of work or x amount of pounds per roof, obviously thats the reason they get built so quickly, the faster you work the more you make.
The problem with that situation is because everybody is self employed and know they will be layed off at the end of the contract they dont really care about the quality of their work due to the way they will be treated by the house building company so they just try to earn as much as possible before the job ends.
The main reason they dont care about the quality of their work is due to the house building company, you start the job at the agreed price and happily get paid the right wage for a few weeks and then the foreman comes and tells you that all your prices have been cut by x amount of pounds so now you have to work harder and faster to earn the same wage, and then they cut your prices again so rinse and repeat.
If you are going to buy a new build property from a major house builder then buy the 5th 6th or 7th house built because the houses before that were the practice ones to get used to the new fangled brilliant architects ideas and then the houses after the 5th 6th or 7th are the houses built by people who are getting ripped off on a daily basis so cant afford to have any pride in their work at all.
You can get good new builds, they are the ones that your local builder has built ie two decent sized properties that were built with care and attention and didnt just suddenly appear overnight on a plot of land.
So as i say i have worked on many of these new build housing estates and im looking to buy an older property because as the old saying goes, "they dont make em like they used to"
They dont stay shiny for long.:)0
