cost of gas maint certificates - included or over and above monthly management charge

Hi
Can anybody confirm if the cost of arranging and sourcing gas / energy perf certificates is included or over and above monthly management charges paid to a letting agency? The literature is quite confusing in this area.
I have all certificates as per previous tenant so i'm tempted just to pay tenant finder fee and continue to manage myself as i currently do.
Any advise appreciated in advance.

    It's normal for all expences to be met by the LL, the letting agent get their fees for arranging it but it should cost you in the region of £60.
    You will pay a LA around 10% for picking up the phone once or twice a year to arrange a few things.
    If you are in the local area it's far cheaper to manage the property yourself. The LA will get a commision if they arrange a plumber or tradesmen for any repairs so everything they do costs a lot more than it would if you did it yourself. When any real problems start (tenant related) and you think they should help they are worse than useless.

    Probobly this is a landlord cost but it depends what the LL's contract with the agent says! If it includes the cost of an annual gas saftey inspection then..... the LL should expect the agent to pay!
