Selling up and going into rented

Hi,
I am in the process of selling my house and expect to exchange contracts either this week or early next week. It has all gone smoothly and the buyers are keen to complete asap.
I have seen a rental property which is just right but the letting agent will not let me pay a holding fee until I have exchanged contracts on my house sale.
The rental house is very good and likely to be snapped up within the next 1 or 2 days if I don't reserve it.
Surely its my risk of losing the holding fee if my house sale collapses.
Anyway, as I feel confident of my sale, the chain has been smooth to date and the buyer is still pushing to complete asap I am tempted to tell the letting agent I have exchanged and pay the holding fee and their admin/reference fees.
The property will not be ready to occupy for another 2 or 3 weeks which will tie in with my completion (but I don't mind if there is an overlap).
BUT, does anyone know if letting agents ask for proof that contracts have exchanged??

The letting agents won't care. It doesn't matter if you've exchanged or whatever.0
